Toto Home Additions & ADU: The Sacramento Owner’s Guide

If you’re planning a Toto-fixtured home addition or ADU in Sacramento, the installed project cost typically lands between $45,000 and $130,000 depending on square footage, foundation work, and finish level. That range covers the full build: framing, rough-in, Toto fixture installation, drywall, and final inspection. Most owners reach out after they’ve lived with the space problem for years, usually a growing family or an aging parent who needs to move closer, and they want a straight number before they commit.

Bradford Remodeling Co Sacramento is an independent general contractor. We’re not affiliated with Toto, but we install Toto fixtures regularly in additions and ADUs across Sacramento, and we know how their specs interact with California energy code and local building requirements.

Which Toto Models This Applies To

Toto’s fixture lines split into three broad tiers that affect your addition or ADU budget. The Drake and Entrada lines are the workhorse toilets we install most often in Sacramento ADUs because they meet California’s 1.28 GPF water efficiency requirements without sacrificing flush performance. The Washlet integrated units, like the Neorest and the Nexus, require a dedicated GFCI circuit and in most Sacramento ADU builds, a dedicated 15-amp line because the heated seat and warm-water function pull more current than a standard bathroom circuit. The Promenade and Soiree lines sit in the middle, and they’re common in primary-suite additions where the client wants a taller bowl height and a quieter fill valve.

The compatibility gotcha most Sacramento homeowners hit: Toto’s universal height bowls measure 16-1/8 inches from floor to rim, but their standard height bowls run 14-5/8 inches. If you’re matching an existing Toto in the main house, that spec matters more than the model name on the tank lid. Older Toto models from the early 2000s also used a 3-inch flush valve; newer ones run 2-1/8 inches on the Drake and 2-1/2 on the Ultramax. If you’re salvaging a tank from an existing Toto and pairing it with a new bowl, those valve sizes have to match or the flush will never work right.

For OEM versus aftermarket: Toto’s factory fill valves and flappers are built to tighter tolerances than generic universal parts. In Sacramento’s hard water, which runs heavy with mineral content from the American River watershed, aftermarket flappers tend to warp and leak within two years. We stock Toto OEM replacement internals on the truck for the Drake, Ultramax, and Entrada lines, along with quality aftermarket options for older discontinued models where Toto no longer ships parts.

Signs Your Toto Home Additions & ADU Is Failing

  • Constant running between flushes. The flapper or flush valve seal has mineral buildup or has warped. In Sacramento’s hard water, this is the number one Toto failure we see, usually within three to five years of the original fixture install.
  • Weak or incomplete flush. The fill valve is not delivering enough water to the tank, or the rim jets under the bowl are clogged with calcium deposits. Toto’s G-Max and Tornado Flush systems depend on clean rim jets, and Sacramento water will clog them faster than you’d think.
  • Water on the floor around the base. The wax ring has failed or the flange is cracked. In older Sacramento homes with shifting slab foundations, especially in neighborhoods like Land Park and Tahoe Park where the clay soil expands and contracts, flange movement is common and the Toto bowl will rock.
  • Tank sweating or condensation. This is more common in ADUs without conditioned air. The tank fill temperature differential causes condensation that drips onto the floor. Toto’s insulated tank liners help, but the fix sometimes requires a mixing valve.
  • Washlet seat not heating or not opening. That’s almost always a dead circuit or a tripped GFCI, not the Toto unit itself. Before you replace a $400 seat, check the outlet. If the outlet is good, the seat’s internal heater or sensor has failed and Toto’s factory warranty on Washlet seats runs one year on electronics.

Replacement Cost & What’s Included

For a full home addition or ADU in Sacramento, the installed price range is $45,000 to $130,000. That’s the number we give before any work begins, and it holds. Smaller detached ADUs under 500 square feet land at the low end of that range. Larger additions with foundation work, upgraded Toto fixtures in multiple bathrooms, and custom finish carpentry push toward the top.

What drives the range in Sacramento specifically: soil conditions. If your lot sits on expansive clay, which much of Sacramento County does, we budget for a deeper foundation or additional compaction. Permit fees in the City of Sacramento and unincorporated Sacramento County add between $4,000 and $12,000 depending on scope, and we pull every permit ourselves. The Toto fixture package itself is a line item, not a hidden cost. You’ll see it on the written scope: model number, finish, quantity, and installation labor broken out separately.

Every project we complete in Sacramento carries the 365-Day Done Right Promise in writing. If the work fails inside that year, we come back and fix it at no charge. That includes the fixtures we install, the rough-in behind them, and the finished surfaces around them.

DIY or Call Us?

If your Toto fixture is running or leaking, there are two things an owner can safely check before calling us: confirm the water supply valve at the wall is fully open, and check that the fill valve isn’t set so high that water spills into the overflow tube. Both take five minutes and require no tools beyond your hands. If those check out and the problem persists, stop there. Opening a Toto tank and replacing internals isn’t dangerous work, but doing it wrong means a slow leak that rots your subfloor over months, and in an ADU that’s often built tighter to code, that water damage gets expensive fast.

For anything involving the flange, the wax ring, or a bowl that rocks, call us at (279) 226-1509. That’s structural and subfloor territory, and a bad wax ring in a Sacramento summer will pull sewer gas into a hot, closed-up ADU. We’ll send a uniformed, background-checked technician with the right Toto parts on the truck, and you’ll get a written price before we touch a single bolt.
